Why Landowners Protect Their Land

Some people protect their land because they have walked it since childhood and cannot imagine it becoming something else. Others do it to honor parents or grandparents who cleared the fields, built the barn, planted the orchard.

Every property is different, and every landowner situation is different. The right path often comes down to one question: do you want to keep owning your land, or transfer it to DCLT?

Keep Your Land

Questions Landowners Ask

Will I lose control of my land?
It depends on the path you choose. With a conservation easement, you keep full ownership and decide what restrictions make sense - you can still live on the land, farm it, sell it, or leave it to your heirs, while we ensure the protections you agreed to stay in place forever. If you donate or sell your land to DCLT, ownership transfers to us, but you help shape how it is protected and cared for going forward.
Do I have to give my land away, or can I be paid for it?
You have options. You can donate land outright, sell it at fair market value, or sell it for less than appraised value and receive a charitable deduction on the difference. We will talk through what fits your situation and your goals.
Does the government get involved?
No. Whether you protect your land through an easement, donation, or sale, the agreement is between you and the Door County Land Trust. No government agency is involved in the decision or the agreement.
What happens to my land after I protect it?
Protected land is cared for permanently. We mark boundaries and monitor every property each year. For land we own, we develop management plans, steward the property, and open it to the public. Land protected by easement stays in your ownership and continues under your care, guided by the easement terms.
What if my kids want to build a house someday?
Easements are flexible. If it is important to you, we can reserve a building envelope or homesite for future use. We will work with you to balance protection with your family future needs.
What does it cost me?
In most cases, very little. The Door County Land Trust covers the costs of preparing conservation easements, completing ecological assessments, and recording legal documents.

For conservation easements, landowners are responsible for half the cost of a new property survey. We may also invite landowners to make a voluntary contribution to our stewardship endowment and legal defense fund, which helps ensure we can monitor and uphold the easement for generations to come. This contribution is appreciated but never required.

For fee land donations, the Land Trust covers nearly all transaction-related costs. In all cases, landowners are responsible for obtaining their own legal, financial, and tax advice.
Can I change my mind later?
Conservation easements are permanent by design - that is what makes them meaningful. Once recorded, they cannot be undone. That is why we take time upfront to make sure this is the right decision for you.

That is fine. Some landowners take months or years to decide. You can reach out just to learn more - no commitment required. We are happy to answer questions whenever you are ready.
